Sept 2020 - R-O Zoning Change for the better...
The Bozeman Development Consortium has worked in conjunction with the Community Development Department and Development Director Marty Matsen to address a long standing issue with Bozeman R-O Zoning.
R-O Zoning previously allowed for a combination of residential and office uses, and was primarily meant for use as a "buffer" zoning between other zoning types.
For well over a decade, R-O zoned property on Bozeman collector and arterial streets has gone undeveloped because the R-O zoning did not allow for small scale retail/service businesses.
A team assembled by the BDC, in conjunction with Mr. Matsen and his department agreed to a new definition of R-O zoning, through a zoning text amendment.
As of Sept 21st 2020, R-O Zoning now also allows up to 49% of a project, in 1,500 sq ft increments, to be retail/service type businesses (coffee house, sandwich shop, and other retail uses).
The BDC believes that this is a thoughtful change that will assist in the sale and development of R-O zoned properties throughout Bozeman.
More importantly, this change will allow the development of neighborhood-adjacent commercial uses that enhance the neighborhoods nearby with coffee and other walkable retail services.
The BDC commends Bozeman Community Development on making this improvement to our Zoning a reality.
